Adarsh Urbanite Price

Adarsh Urbanite's homes, 224 of 2.5 BHK and 784 of 3 BHK in seven towers on Bellandur Lake Road, will carry a cost in two parts: the price Adarsh Developers sets for each home, and the statutory charges Karnataka adds to every home purchase. The second part follows fixed rules, so a buyer can plan for it now.

Registration status. Adarsh Urbanite's K-RERA registration is pending: as at 30 September 2026, no registration number has been issued. Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a project cannot be advertised, booked or sold before it is registered, so no booking amount, token or expression-of-interest payment should be paid until registration. Check the status on the K-RERA website before you pay anything.

Prices quoted for Adarsh Urbanite on third-party sites are not the developer's. The first price that counts is the one on Adarsh Developers' own price list, stated against the RERA carpet area of each home.

Statutory Costs on a Bengaluru Home

Every home at Adarsh Urbanite will carry three statutory charges on top of its agreement value: GST, stamp duty with its cess and surcharge, and the registration fee. Together they come to 12.6% of the agreement value.

GST. GST applies to a home bought before its completion certificate is issued. It is notified at 7.5% on two-thirds of the amount, with the remaining third deemed to be land, which works out to 5% of the agreement value, with no input tax credit available at this rate. The September 2025 GST rate rationalisation left this rate unchanged. GST is not charged on a home bought after the completion certificate is issued.

Stamp duty. Karnataka charges 5% stamp duty on a property above ₹45 lakh, plus a cess of 10% of the duty and a surcharge of 2% of the duty in a city-corporation area, for an effective 5.6%. Stamp duty is charged on the higher of the agreement value and the government guidance value for the property, so where the guidance value is higher, the duty follows it.

Registration fee. Karnataka raised the registration fee to 2% on 31 August 2025, its first revision since 2003. Like stamp duty, it is charged on the higher of the agreement value and the guidance value.

A home at Adarsh Urbanite bought at an agreement value of ₹1 crore would carry the statutory costs below. The figure is an illustration of the rates only: Adarsh Developers has not announced any price, and ₹1 crore is not an estimate of one.

In short, statutory costs add about ₹12.6 lakh on every ₹1 crore of agreement value. The load scales in a straight line, so the same rates can be applied to any price once one is announced:

Two points keep the arithmetic honest. First, stamp duty and the registration fee follow the guidance value where it is higher than the agreement value, so check the guidance value for the property before you budget. Second, the 12.6% covers statutory costs only; it does not include the charges in the next section.

When the cost sheet arrives, read it line by line. Ask how many car parks come with each home and whether they are priced separately, whether any floor-rise or location charge applies, what the clubhouse membership covers, how long the maintenance deposit runs, and which charges attract GST. Ask your lender, too, which parts of the total it will finance and which you will need to pay from your own funds. Sobha Neopolis, Panathur Road, about 5.0 km by road: ₹2.3 Cr onwards (Sobha's stated starting price, September 2026). It is the one project in the table whose developer states a price on its own project page; neither the Adarsh Parkland Phase 2 nor the Adarsh Rosewood project page states one.

Sobha Neopolis's price is Sobha's own stated figure, on its own area basis and specification, and Adarsh Parkland Phase 2 and Adarsh Rosewood are registered Adarsh Developers projects nearby, shown as context. None is a guide to Adarsh Urbanite's price, which Adarsh Developers has not yet announced.

Buyers searching for Bellandur property rates per square foot will find locality averages quoted online. They are third-hand averages, not any developer's price; the rate that will count at Adarsh Urbanite is the one Adarsh Developers states against the RERA carpet area on its own price list.

Before You Pay Anything

A home at Adarsh Urbanite should be secured with the documents in hand. Section 3 of the Real Estate (Regulation and Development) Act, 2016 bars a project from being advertised, booked or sold before it is registered, so the registration certificate comes first, and every other document follows from it.

Adarsh Developers has not announced a price for Adarsh Urbanite and has not published a price list or cost sheet, so prices quoted on third-party sites are not the developer's. Beyond the price and the 12.6% in statutory costs, a cost sheet for a new apartment usually lists car parks, clubhouse membership, a maintenance deposit, and legal and loan fees. For Adarsh Urbanite none of these has been announced, and none is included in the 12.6%. Adarsh Developers has not announced a launch date or a possession date for Adarsh Urbanite. The plan provides for about five years (60 months) of construction once all approvals are in place; the binding completion date will be the one registered with K-RERA, and that is the date to hold the developer to. The project cannot be launched for sale until it is registered, so treat any launch or possession date quoted before registration as unconfirmed.
