The developer describes Palm Meadows, in its own words, as "India's first-ever luxury gated villa community". It lists Palm Retreat's villas and condominiums as completed, while two Palm Retreat-branded apartment projects in Bellandur, Lakefront and Mayberry, are still ongoing under live registrations.
The Palace Road hotel is the 397-room hotel Adarsh built and owns, opened in 2015 under Shangri-La management and now named Artezia. Adarsh Realty and Hotels Private Limited is the hotel company. The developer's hospitality list also includes Palm Meadows Resort in Whitefield and Adarsh Hamilton, off Richmond Road.
Beyond these, the developer calls Adarsh Greens at Kogilu, Yelahanka, its debut project in the mid-segment, and Adarsh Savana its first plotted development. Who Holds the Land at Adarsh Urbanite
Adarsh Urbanite's land and clearance sit within the Adarsh group. Adarsh Ecstasy Projects Private Limited and Adarsh Developers, both Adarsh group entities, are the project's proponents and landowners, and jointly hold its environmental clearance. The clearance was granted on 16 April 2025.
That arrangement follows the group's usual practice. Adarsh registers most of its projects under a project-specific company rather than under the Adarsh Developers name, which ring-fences each project's finances. Its projects in East Bengaluru show the pattern:

Other Adarsh projects are filed directly as Adarsh Developers or M/s Adarsh Developers, which K-RERA records as a partnership firm. Two practical points follow. A search of the K-RERA register for "Adarsh Developers" will not show the full portfolio, so search by project name instead. And a new Adarsh project may register under a company whose name does not contain the word "Adarsh"; that is expected, not a warning sign.
Adarsh Urbanite's promoter of record will be the entity named on its K-RERA registration. What matters to a buyer is that the promoter on the registration certificate is the same entity named on the sale agreement, and on every receipt for money paid.
Adarsh Developers on K-RERA
Adarsh Developers' registered projects each carry a public history on K-RERA: the registered completion date and any extensions, quarterly progress reports and buyer complaints. That history is the fairest way to judge the developer, project by project.
Completion dates on several Adarsh registrations have been extended beyond the dates first filed, some of them under the relief K-RERA granted during the pandemic. In this corridor, Adarsh Palm Retreat Lakefront Phase 1 carries a proposed completion date of 30 May 2025 after extensions, and the developer still listed it as ongoing on 30 September 2026. In north Bengaluru, Adarsh Greens Phase 1 at Kogilu reported 99% completion in its quarterly report for the fourth quarter of 2025-26, filed on 28 September 2026, against a proposed completion of 31 October 2026. Each of the two Adarsh Greens phases carries 24 buyer complaints on K-RERA, filed between June 2025 and September 2026, mostly about delayed possession, sale-deed registration and delay compensation.
On 15 September 2022, Deccan Herald reported BBMP officials alleging rajakaluve (storm-water drain) encroachment at Adarsh Palm Retreat and at Adarsh Vista; no outcome has been reported.
Reading the record well takes a few habits:
- Search each project by name and open its detail page, not a promoter list.
- Compare the proposed completion date with the one first filed, and note any extensions.
- Read the latest quarterly progress report for the percentage completed.
- Read complaints for what they are about and how many have been disposed; a count is a starting point, not a verdict.

The clearance fixes the plan: any expansion or change needs a fresh clearance. Building-plan sanction, fire and other approvals are separate, and the approving authority and plan approval number have not yet been published. Ask to see the sanctioned plan before you book.
Adarsh Urbanite is an upcoming apartment community by Adarsh Developers (Adarsh Group) on Bellandur Lake Road in Bellandur, East Bengaluru. The plan cleared in April 2025 places 1,008 apartments of 2.5 and 3 BHK, plus 101 homes for economically weaker sections, in seven towers on about 19.6 acres.
